Posting of Foreclosure lists on our website is an attempt to inform owners that they may lose their right, title and interest to their described real property if taxes are not paid. Every attempt has been made to find and use the most recent known mailing addresses for our notices, especially in the case of prior returned mailings. Please be sure to keep us informed if you have to change your mailing address.
The County only forecloses and takes title to Real Property that has been assessed, for which delinquent tax(es) remain unpaid. This does not include personal property. The County currently operates on a 3 year schedule, meaning that any delinquent tax that will be 3 years old at the time the Foreclosure List is finalized, regardless of newer taxes being paid, can be foreclosed. For instance, delinquent 2013 County/Town taxes for parcels on our 2015 Foreclosure List that remain unpaid by January 2016 would be foreclosed shortly after last day to redeem. (Delinquent 2013, and possibly 2014 and/or 2015. The current 2016 County tax owing at local collector is only part of the foreclosure if it remains in the County's name and unpaid as of April 1.)
The 2015 Foreclosure Listing was filed on October 30, 2015 in the Cattaraugus County Clerk's Office, regarding delinquent taxes for 2013 or older that were not paid by September 15, 2015. When all delinquent taxes are paid for a parcel, that will stop our foreclosure action, if paid by the deadline of January 29, 2016. Payment does not mean that this list or the required advertising will be edited. The Advertising states how the list appeared and was filed in the Clerk's Office on October 30, 2015.
THE 2015 FORECLOSURE LIST ACTION WAS COMPLETED. MOST PARCELS WERE PAID FOR (REDEEMED) BEFORE FORECLOSURE. PLEASE VERIFY COUNTY OWNERSHIP BEFORE LOOKING AT PARCELS. PARCEL INSPECTION CAN ONLY BE A DRIVE BY INSPECTION, AS THE COUNTY DOES NOT TOLERATE TRESPASSING. WHETHER THE PARCEL WAS REDEEDMED AND RETAINED BY THE OWNER, OR WHETHER THE PARCEL WAS FORECLOSED AND NOW TRANSFERRED TO THE COUNTY, ALL TRESPASSERS COULD FACE LEGAL CHARGES.
There is a buyback period until April 29, 2016.
