Please be sure the amount you are paying is printed on the bottom of your bill; or if outdated, call to get a current amount due. Incorrect payments will be returned to sender.

ATTENTION:  CATTARAUGUS COUNTY HAS REVISED THE SCHEDULE FOR FORECLOSURE OF NON-PAYMENT OF TAXES.  THE COUNTY PREVIOUSLY FORECLOSED A TAX THAT WAS 3 YEARS OLD.  EFFECTIVE JANUARY 1, 2017, CATTARAUGUS COUNTY IS CHANGING THE SCHEDULE TO FORECLOSE ON ANY PARCEL WITH A TAX THAT IS AT LEAST 2 YEARS OLD.  THIS MEANS THAT IN JULY 2017, THE COUNTY WILL BEGIN THE FORECLOSURE PROCESS IF 2015 AND/OR 2016 TAXES REMAIN DELINQUENT.

As always, you are encouraged to pay all delinquent taxes before March 31, 2017.  After that date, if you owe your 2017 County/Town taxes, you will have to pay them before being able to pay your older delinquent taxes, (this 'reverse order' payment law has been in effect since 1994).  By paying your delinquent taxes by March 31, 2017, you would be able to avoid the following outlined foreclosure action, and be able to pay your 2017 County/Town taxes at a later date.

According to the revised foreclosure schedule, your property will be in danger of foreclosure IF YOU HAVE A DELINQUENT 2015 AND/OR 2016 COUNTY/TOWN TAX THAT IS NOT PAID BY JUNE 30.  On JULY 1, 2017, a search and Foreclosure charge of $170 will be added to the oldest delinquent year tax for any parcel with a delinquent 2015 and/or 2016 County/Town tax.  At that point, all delinquent taxes must be paid to avoid foreclosure.

IN OCTOBER, 2017, THE COUNTY WILL SEND OUT LEGAL NOTICES TO EVERYONE WITH RIGHT,TITLE, OR INTEREST IN PARCELS THAT HAVE DELINQUENT TAXES OWING TO THE COUNTY FOR THE YEARS 2015 AND/OR 2016.  THAT NOTICE WILL STATE THE LAST DAY TO PAY ALL TAXES TO AVOID FORECLOSURE, WHICH IS TENTATIVELY EARLY JANUARY 2018.

Taxable status date.  Upcoming assessment roll is based on the condition and inventory of the parcel as of that date. 

 

Posting of Foreclosure lists on our website is an attempt to inform owners that they may lose their right, title and interest to their described real property if taxes are not paid.  Every attempt has been made to find and use the most recent known mailing addresses for our notices, especially in the case of prior returned mailings.  Please be sure to keep us informed if you have to  change your mailing address.

The County only forecloses and takes title to Real Property that has been assessed, for which delinquent tax(es) remain unpaid.  This does not include personal property.  

The 2016 Foreclosure Listing was filed on October 6, 2016 in the Cattaraugus County Clerk's Office, regarding delinquent taxes for 2014 or older that were not paid by September 15, 2016.  When all delinquent taxes are paid for a parcel, that will stop our foreclosure action, if paid by the deadline of January 9, 2017.  Payment does not mean that this list or the required advertising will be edited.  The Advertising states how the list appeared and was filed in the Clerk's Office on October 6, 2016.

MOST PARCELS WILL BE PAID FOR (REDEEMED) BEFORE FORECLOSURE.  PLEASE VERIFY COUNTY OWNERSHIP BEFORE LOOKING AT PARCELS.   PARCEL INSPECTION CAN ONLY BE A DRIVE BY INSPECTION, AS THE COUNTY DOES NOT TOLERATE TRESPASSING.   WHETHER THE PARCEL WAS REDEEDMED AND RETAINED BY THE OWNER, OR WHETHER THE PARCEL IS FORECLOSED AND THEN TRANSFERRED TO THE COUNTY, ALL TRESPASSERS COULD FACE LEGAL CHARGES.
